A MASTER-PLANNED MOUNTAIN VILLAGE
315 acres above Central City, Colorado — surveyed, zoned, and drawn into a complete community of 3,100 homes, a grocery-anchored village center, and a wellness-focused senior district, minutes from the state's historic gaming corridor.
THE IDEA
Most greenfield development starts with lots and hopes the amenities follow. Eureka Valley Ranch is drawn the other way around: a walkable Village Core — grocery, dining, a medical clinic, shops, and public plazas — is delivered alongside the first homes, so the community has a heart from day one.
Around it sit distinct residential districts, a wellness-focused senior living campus, a community lake and clubhouse, and a connected trail system — 315 acres of Colorado high country planned as one coherent place rather than a series of pods.

THE VISION
"Our aim isn't to maximize the number of buildings on the property. It's to create a community that respects the land, strengthens the local economy, broadens housing opportunity, and becomes a place where people genuinely want to live, work, recreate, and retire."
Michael Wieland · Founder, Balance Capital
WHAT'S BEING BUILT
Roughly 2,600 homes across single-family, townhomes, condominiums, and apartments — a genuine mix of price points and lifestyles.
A 500+ unit continuing-care campus, ground-leased to a licensed operator, delivered across the later phases.
100,000 SF of grocery, dining, retail, banking, and a medical clinic — the walkable center, built with Phase 1.
A community lake and clubhouse, event lawn, pool, and a connected network of hiking and biking trails across the site.
BUILT FOR THE LONG TERM
Purpose-built workforce housing leads Phase 1 — attainable homes near the corridor's year-round employers, establishing the population base that lets the village's services thrive from day one.
Rather than a final-phase afterthought, a wellness-focused senior community is positioned early — active adult through memory care, delivered with a licensed operator.
A strategic Net-Zero district — geothermal, battery storage, EV charging, and clean energy — is under study as a long-term differentiator. Conceptual and not yet finalized.
