The firm's flagship is Eureka Valley Ranch in Central City, Colorado: 315 acres adjacent to one of the state's three legally designated gaming districts, where a round-the-clock hospitality economy has operated for decades with almost no local housing. Balance Capital is advancing a proposed development framework around delivering services and homes together.

Each phase stands alone

Plans are sequenced so the project is complete and economically sound at the end of every phase. Later phases are optionality, exercised when absorption, infrastructure, and capital conditions say go.

Infrastructure is the schedule

Water, utilities, and access set the real timeline. Water availability, utility service, access, and required improvements must be confirmed before phase delivery.
